My wife and I used Dan Demeo’s services for both, buying a new home in Needham, and selling our condo in Cambridge. Through both processes Dan’s service and guidance exceeded expectation toward achieving our goals.
On the buying side, Dan was very thorough and attentive to our needs. We screened many homes through his website and visited many homes as well. Dan’s exceptional responsiveness gave us an advantage of being the first to see homes, and his flexibility enabled us to see homes after hours or on lunch breaks. With experience in home construction and renovation Dan also helped evaluate the feasibility and cost of renovations for prospective homes. His persistence and positive attitude lead us to a home we were very excited to place an offer on. Dan kept a level-head, using his knowledge of the market and his negotiation skills to reach an accepted offer nearly 5% under asking price. Once accepted, Dan advised us through the home inspection, legal process, and financing to ensure the terms of agreement and closing date were met. We utilized Dan’s strong network to select a lawyer and mortgage broker who also delivered responsive high quality service.
After our experience buying a new home with Dan, we trusted him to represent our interests in the sale of our Cambridge condo. Once placed in his hands, Dan did not disappoint. He explained his sales philosophies and also walked us through his strategies on pricing and showings. In an aggressive timeframe Dan set up professional pictures, brochures, and a dedicated condo website to ensure it was on the market in time for prime fall season. His efforts lead to a lot of interested foot traffic resulting in an offer that he negotiated very close to our asking price. In addition to obtaining the right price, Dan ensured that the buyers were solid financially and committed to the purchase. Much to our satisfaction, Dan’s marketing and sales negotiation efforts resulted in successful closing of our condo.

We met Dan through a friend who recommended his help due to his knowledge of that area. Dan was great to work with for many reasons, including his ability to provide insight into numerous nuances that buying a house entails. This was especially helpful for us as first-time homebuyers. Dan grew up in Newton and has lived in the area his entire life, so his familiarity with the specific schools, local area, community etc. are incredible. However, the biggest compliment I can give Dan is that he referred almost all of the folks I used not only to buy the home, but to renovate it. I used his mortgage broker and she was not only offered the most competitive rates (I called 7 other brokers) but was very consultative throughout. I used his lawyer, who again not only saved me money, but who I also recommended to many friends who have passed his name on as well after working with him. I did extensive work to the house and literally every single person I hired (floors, ceiling, plaster, buit-in custom furniture, electrician, plumbers, etc) were referred to me by Dan. I can't stress enough that I still compared their rates/experience/capabilities against all of the other folks I found on my own and his referrals saved me many thousands of dollars. Dan himself has worked on many homes, so his knowledge of the best folks to hire at the best rates is very unique to realtors. Bottom line, I can virtually guarantee if you are doing work to the house, Dan will be a huge asset in this process and can save you substantial costs. To top it off, I went on vacation with my family for the three weeks while the work was being done, and guess who came by my home every day to check on the project and even make runs to Home Depot? My realtor, Dan Demeo. I couldn't recommend someone more and I'd be happy to speak to anyone considering his services.

Dan provided great counsel to us in preparing our property for sale, timing the listing, pricing, and finishing the transaction. He did a thorough presentation of the comparable units to help us set a price. He recommended a terrific floor guy to install a hardwood floor that made a huge difference in marketability. He handled a number of details we would normally have handled and needed help with. We got a little lucky - a buyer appeared within a few days of our listing the property. Dan advised us in the negotiations (by phone, he was out of town on a family trip), and helped us reach an agreement and handle several rounds of buyer requests. In short, we achieved our price objectives several months faster than we were expecting and we felt than Dan managed the process thoroughly.

I believe in neighborhood service providers and that includes real estate brokers so when I came to you, I knew you knew the neighborhood and beyond and you sure showed me I made the right choice. You took time to listen to what I was looking for and where I wanted to find it. Then you showed me what I was looking for in the desired neighborhoods.
